Polish property auctions run on two separate legal tracks and it is worth knowing which one you are in. Bailiff enforcement (licytacja komornicza) follows the civil procedure code: a deposit, a fixed bidding date, and a price that steps down if the first attempt fails. Insolvency sales run to the administrator's plan and may be a sealed-bid tender rather than an open auction. Leasing companies add a third, smaller stream of financed property returned from contracts. All three require the deposit before you can take part.
