Property auctions in Europe are dominated by enforcement: apartments and houses repossessed after mortgage default, commercial buildings from insolvent companies, and land sold off by tax authorities. Most of the platforms below are run by courts, bailiffs or state agencies rather than estate agents, which changes the rules — bidding is often preceded by a mandatory deposit, viewings can be limited or impossible, and the buyer inherits the property in whatever legal and physical state it is in. Check the encumbrances, any sitting tenants and the local transfer taxes before you place a bid, because none of them disappear with the hammer.
