Greece runs its forced sales through a single state channel, and that makes the market easier to follow than most. Since the reform that moved enforcement online, every compulsory sale is conducted electronically under a certified notary acting as auction official, and the volume behind that system is substantial — hundreds of thousands of auctions have passed through it, a direct consequence of the mortgage arrears left by the debt crisis.

Around that core sit two other sources worth knowing. The tax administration publishes its own seizures separately, with an asset list that includes boats and occasionally aircraft alongside the usual cars and apartments — a reminder that Greek enforcement reaches assets that rarely surface elsewhere in Europe. And a layer of private platforms indexes the same auctions with brokerage and financing attached, which is useful for searching but is not where the bidding happens.

For a foreign buyer the barrier is procedural rather than legal. Without a Greek tax number the registration route is manual: you pick the specific auction, submit your details and post physical documents for the notary running that sale to approve, and you do it per auction rather than once. Deposits are a real percentage of the starting price, not a token. And an enforcement sale transfers the debtor's position — on Greek residential property, occupancy is a genuine risk and a local lawyer's search is a precondition rather than a refinement.
