Riigimaa Oksjonikeskkond is Estonia's auction environment for state-owned land. Plots that the state no longer needs are put up for sale here with their full cadastral identity — the cadastral unit reference, the surface area and the registered intended use — and bid on directly in the browser. It is a narrow platform by design: this is land, not a general goods auction, and the seller is the state itself.

What you can buy

  • Agricultural land (maatulundusmaa): field and forest parcels across the counties, typically the largest group by number.
  • Residential land (elamumaa): building plots, including sites inside Tallinn's city districts where prices run into six figures.
  • Undesignated land (sihtotstarbeta maa): parcels without a fixed designated use, usually the cheapest entry point.

How the bidding works

Every lot shows a starting price (alghind), the current price (hetke hind), a countdown and an exact closing time — sales close in batches at a set hour rather than trickling out. The listing carries the address down to village and county, the cadastral unit code and the area in square metres, so you can look the parcel up in Estonia's public land register before bidding. The platform warns visitors in other time zones that all times are shown in Estonian time, which matters when a lot closes at 10:00.

What to check before you bid

The designated use (sihtotstarve) is the single most important field on the listing. It determines what you may legally do with the parcel, and changing it is a planning process, not a formality — an undesignated plot at a low price is cheap for a reason. Check access, servitudes and any restrictions in the land register, and be aware that Estonian rules on acquiring agricultural and forest land can impose additional conditions on buyers.
