Judicial sales here follow the court's procedure, so the deadlines and deposits come from the case rather than from the house.

What to check before you bid

The direitos e ações category needs care: you are buying a legal claim, not an object, and pricing it is a lawyer's job rather than a bidder's. On hotels and short-stay properties, confirm the licensing position — an alojamento local registration does not automatically transfer with the building. As with any Portuguese judicial sale, the land-registry certificate establishes what you are actually acquiring, and occupancy is the buyer's problem.
