Ediktsdatei

The Ediktsdatei is the Austrian judiciary's official edict database — the place where Austrian courts are legally required to publish the notices that make a sale or an insolvency public. It is not a bidding platform and does not pretend to be one, but for anyone tracking Austrian judicial sales it is the primary source, because a sale that is not published here has not been properly announced.

What you can buy

• Judicial auctions of real property (Gerichtliche Versteigerungen – Liegenschaften): houses, apartments, commercial buildings and land sold in enforcement.
• Judicial auctions of movable goods (Bewegliche Sachen): vehicles, equipment and chattels seized by the court.
• Sales and leases in insolvency proceedings: assets disposed of by insolvency administrators.
• Voluntary auctions (Freiwillige Feilbietungen): sales conducted through the court without an enforcement order behind them.
• Private sales under § 268/2 EO: free-hand disposals of seized items where an auction is not required.
• Compulsory administration (Zwangsverwaltungen): property placed under court-appointed management rather than sold outright.

How the bidding works

You search the database by category and keyword; each section is a separate register with its own search form, and the insolvency file (Insolvenzdatei) sits alongside the auction registers so you can trace a sale back to the proceeding that produced it. The notice tells you which court is handling the matter, and that court — or the administrator or officer named — is who you deal with to view, register and bid. The interface is German.

What to check before you bid

Austrian judicial auctions of real property are document-heavy: the valuation report and the terms of sale set the reserve, the deposit and what encumbrances survive the sale, and those documents, not the edict summary, are what you bid on. Note the distinction between an auction and a compulsory administration — the latter is not a sale at all. Voluntary auctions run under different rules from enforcement sales, so check which register a notice came from before assuming the procedure.
