The Sofia City Court publishes the public sale notices for enforcement proceedings in the Bulgarian capital, through the national e-justice portal. It is a court notice board rather than a bidding platform, but it is a well-structured one: sales are presented as a searchable table with the property type, the floor area, the town and street, the starting price, the enforcement agent responsible, the publication date, the bidding window and the exact date and time the envelopes are opened.
What you can buy
- Apartments and houses: the largest group — for example a 79.52 m² three-room flat in Sofia opening at BGN 137,700, or a 96 m² floor of a house in the Gorublyane district at BGN 147,777.
- Offices and commercial premises: such as a 45.21 m² office starting at BGN 200,000.
- Plots with buildings: including a 615 m² plot with a house on Edelvais Street opening at BGN 321,840.
- Garages and parking: smaller units sold separately, often in central districts.
- Vehicles (МПС) and other assets: filed under their own tabs alongside property.
How the bidding works
Two parallel streams appear on the site: sales conducted by state enforcement agents (ДСИ) and by private enforcement agents (ЧСИ), plus notices from the revenue agency. Each entry names the agent handling it and links to the scanned official notice, which is the binding document. Bulgarian public sales run for a fixed period — typically a month — during which offers are submitted, and the envelopes are opened publicly at the stated date and time. The site is Bulgarian with an English interface option.
What to check before you bid
The starting price is a statutory figure derived from the appraisal, not a market valuation, and it steps down if a sale fails and is repeated — which is why some lots look cheap relative to the district. Read the scanned notice: it identifies the debtor, the encumbrances and whether the property is occupied, none of which fit in the summary table. You deal with the named enforcement agent for viewing and for the deposit, and the deposit is a precondition of a valid offer. This is Sofia only; other Bulgarian regions publish through their own courts and through the enforcement agents' chamber.
